Repair or Replace: Start Under the Deck

Deck repair and replacement decisions on Oahu usually come down to what is happening underneath. A deck can look tired on top and still have a sound frame, or look fine while termites hollow out the posts. Before we quote any repair, we get under the deck with a light and an awl and check the posts, beams, joists, ledger and hardware.

Signs of trouble

  • Boards that feel soft or bounce when you walk on them
  • Mud tubes on posts, footings or the house wall, or wood that sounds hollow when tapped
  • Wood that breaks apart in layers, which the University of Hawaii describes as the typical pattern of Formosan termite damage
  • Rust streaks, swollen or flaking joist hangers, and bolts that have lost their heads
  • Guards that wobble or flex under a hand
  • Gaps opening between the deck and the house, or a sagging corner

Termite damage

Formosan subterranean termites nest underground, so a deck can be badly damaged before anyone notices. UH estimates control and repair costs in Hawaii exceed $100 million a year. When we find active termites, we recommend a licensed pest control company treat first; replacing wood without treating the colony just feeds it new lumber. We then replace damaged members with properly rated lumber and fix whatever let them in, such as posts buried in soil or scrap wood under the deck.

Rot and trapped water

Windward and valley homes get much more rain than town, and any deck can rot where water sits: on top of joists under the boards, at the ledger where the deck meets the house, and at the base of posts. Ledger problems are the most serious, since a failing ledger can let a deck pull away from the house. We check the flashing and fasteners there on every repair visit.

Corroded hardware

Near the ocean, steel connectors and screws can rust through while the wood around them still looks fine. Replacing hangers, post bases and fasteners with hot-dip galvanized or stainless versions can add years to a sound frame. Simpson Strong-Tie treats salt-air sites as their own corrosion class, which is why we look at how close the deck is to the water before choosing replacements.

When a rebuild is the better buy

If posts and beams are damaged in several places, the ledger is failing, or the deck was built with wood touching soil, a rebuild is often cheaper over time than repeated patching. Sometimes the footings can be reused and the frame and boards replaced. A full replacement usually needs a building permit from DPP; a small like-for-like board repair may not, and we will check with the city when the line is unclear.

Safety first

If a railing is loose or a section of the deck is soft, keep people off that area until it is looked at. Call to set up an assessment; where needed, the area can be blocked off or braced until the repair is done.

Deck Repair & Replacement Questions

How do I know if my deck has termite damage?

Look for mud tubes on posts or footings, wood that sounds hollow, and wood that crumbles in layers. Formosan termites nest in the soil, so damage often starts out of sight at the posts. We check every post when we inspect.

Is my deck worth repairing, or should it be rebuilt?

Repair when the damage is limited and the frame and ledger are sound. Replace when posts and beams are damaged in several places, the ledger is failing, or the deck was built with wood in the soil. You see photos of what we found before we suggest a path.

What do deck repairs cost on Oahu?

Angi lists deck repairs at about $800 to $3,500 nationally, and HomeAdvisor lists rot repair at $200 to $500 and termite damage repair at $200 to $600. Honolulu prices often run higher. We give you a written price after the inspection.

Do I need a permit to repair a deck in Honolulu?

A full replacement or structural rebuild generally needs a building permit, since DPP says decks require one under ROH Chapter 18. Small board replacements may not. When it is unclear, we check with the city before starting.
